Two things in that table deserve comment rather than being glossed over.

Estate Pro has the fewest modules and is not the cheapest: That is because it launched in July 2026 and is on version 2. It will grow. If module count is your buying criterion today, Siloh Pro is the denser theme.

Siloh Pro is on version 61: That is not a typo. It has been on the marketplace since August 2024 and has been updated roughly monthly since. When you are buying a premium HubSpot theme, update history tells you more about the next two years than the feature list does.

The architecture difference nobody explains

What drives each HubSpot theme, pages, CRM objects, or membership access

Most theme comparisons stop at template counts. The more useful question is what each theme is actually driven by, because that determines what it can do as your content grows.

Estate Pro and Commerce Craft sit in the same family. Both are built on native HubSpot CRM objects rather than a HubDB table or hand-built pages. That is the reason a property or a product stays in sync between your website and your CRM without anyone maintaining a spreadsheet.

If you are choosing between a vertical theme and a general-purpose one, this is the actual decision. Not the module count.

Estate Pro: the HubSpot real estate theme

$499. 17 page templates. Built on HubSpot’s Listing object.

Estate Pro is a HubSpot real estate theme for agencies, brokerages, developers, property consultants, and rental businesses. It ships property listing pages, single property detail templates, advanced property search and filtering, agent profiles, and enquiry placement designed for high-intent property traffic.

The differentiator is architectural. Properties live as CRM records, so an enquiry associates to the specific property, workflows can fire on price or status changes, and listing performance shows up in CRM reporting. None of that works when properties live in a HubDB table.

Buy it if: properties are the core of what your website presents.

Do not buy it if: you are a real estate business whose website is mostly about services, team, and credibility, with properties as a secondary feature. Buy Siloh Pro instead. More on that below.

Siloh Pro: the general-purpose premium theme

$899. 39 page templates. 50 modules. Version 61.

Siloh Pro is our flagship and our most mature product. It is built for B2B companies, consulting firms, agencies, financial services, law firms, and professional services businesses. It includes service pages, case studies, team directories, campaign landing pages, pricing tables, a light and dark theme switcher, advanced site search, and deep blog customisation.

It is also the only one of the four with public reviews, currently 4 at an average of 5.0, and public client sites including medadvisorsolutions.com, grouponeit.com, and financialpc.com.

Buy it if: your website sells expertise rather than inventory. If the thing you are showcasing is your team, your services, and your track record, Siloh Pro is the right shape.

Do not buy it if: you have a genuine catalog. Siloh Pro will display twenty properties or forty products, but it will do it as pages you maintain by hand. At scale that becomes a job.

EDULMS: the HubSpot LMS theme

$399. 22 page templates. 35 modules.

EDULMS is a HubSpot LMS theme for educational institutions, edtech startups, training providers, online academies, corporate training teams, and certification providers. It includes course listing pages, single course templates, student profile structures, login and registration pages, and an events listing feature that makes it viable for cohort and event-led education businesses.

It is membership-driven. Content gates behind login, which is what a learning experience needs and what a standard marketing theme cannot do.

Buy it if: you deliver structured learning and you want the course site and the CRM in one system rather than running HubSpot for marketing and something else entirely for courses.

Do not buy it if: you need full LMS functionality such as quizzing, progress tracking, certificates, and SCORM. EDULMS gives you the course website and the access structure. It is not a replacement for a dedicated learning platform, and we would rather say that here than after you have bought it.

Commerce Craft: the HubSpot ecommerce theme

$299. 15 page templates. 39 modules. Built on HubSpot’s Product object.

Commerce Craft is a HubSpot ecommerce theme for online stores, retail businesses, and B2B product suppliers running on HubSpot CMS. It includes a product library, single product pages, cart, checkout, user account, order history, login, and registration templates, with product discovery search and filtering.

Like Estate Pro, it is built on a native HubSpot object. Products are CRM records, so your catalog and your customer data are in the same system.

It is also the cheapest of the four at $299, which surprises people given it has more modules than Estate Pro and EDULMS.

Buy it if: you are selling products through HubSpot Commerce Hub and want the storefront integrated rather than bolted on.

Do not buy it if: you are running a large, complex store on Shopify and it is working. Migrating a mature Shopify store to HubSpot CMS is a real project with real tradeoffs, and the theme is the smallest part of it.

The three overlap cases where people buy wrong

This is the section that matters. Almost every wrong purchase we see falls into one of these.

Real estate firm: Estate Pro or Siloh Pro?

Ask one question. Is your website a property search, or a credibility site?

A brokerage with 200 active listings where visitors come to browse properties needs Estate Pro. The Listing object architecture is the entire point.

A commercial property consultancy with eight case-study properties, where visitors come to assess whether your firm is competent, needs Siloh Pro. You are selling advisory services. The properties are proof, not inventory.

The mistake is assuming “real estate business” automatically means “real estate theme.” It does not.

Training business: EDULMS or Siloh Pro?

Ask: do students log in?

If your learners access gated content, need profiles, and move through a catalog, that is EDULMS.

If you run in-person corporate workshops and your website exists to book them, that is Siloh Pro with a booking flow. You do not need membership architecture to sell training you deliver in a room.

Product business: Commerce Craft or Siloh Pro?

Ask: can someone buy on your site?

Transactional storefront with cart and checkout means Commerce Craft.

A B2B manufacturer who displays a product range but sells through quotes and a sales team means Siloh Pro. There is no cart in that business, so the cart architecture is dead weight.

Why price does not track features

Commerce Craft is $299 with 39 modules. Estate Pro is $499 with 16. That looks backwards until you know why.

Pricing reflects the depth of the vertical problem the theme solves, not the parts count. Estate Pro’s property search filtering against live Listing records was the hardest thing to build across all four themes. Sixteen modules that do that correctly are worth more than forty that do not.

Maturity is the other factor. Siloh Pro at $899 has 61 versions of accumulated fixes and features behind it. You are buying two years of iteration, not just today’s feature list.

When you should buy none of these

Honest section, because a comparison that ends with “buy one of ours” is an advert. In both cases below we can still help, and often the help matters more than the theme.

Commission a custom build instead if your requirements are genuinely unusual, you have a design system you must match exactly, or you need functionality none of these four provide. A marketplace theme is the right answer for most businesses, not all of them. We build those too. That is HubSpot development work and we scope it properly before anyone commits to a budget.

For B2B and professional services, Siloh Pro at $899 has the most templates and the longest update history. For education, EDULMS at $399 provides membership and course structure. For ecommerce, Commerce Craft at $299 is built on HubSpot’s Product object.

How much do premium HubSpot themes cost?

Our four range from $299 to $899 as one-time purchases. Premium HubSpot marketplace themes generally sit between $200 and $1,000. All four of ours include 4 hours of setup support, unlimited email support, and lifetime version updates at no additional cost.

What is the difference between a vertical theme and a multipurpose theme?

A vertical theme is built around the data structure of a specific industry, for example Estate Pro on the Listing object or Commerce Craft on the Product object. A multipurpose theme like Siloh Pro is built around pages and works across many industries. Choose vertical when you have a catalog of records to display. Choose multipurpose when you are presenting services and expertise.

Can I switch themes later?

Yes, but it is a rebuild rather than a swap. Modules differ between themes, so page content does not transfer cleanly. This is why the choice matters more than the price difference between options.

Do these themes work on HubSpot Starter plans?

Marketplace themes can be purchased and installed on paid Content Hub tiers. Some individual features depend on your subscription level, for example memberships. Confirm your plan supports the features you need before purchasing, or ask us.

Which theme do I need if I am a real estate firm that mostly sells services?

Siloh Pro, not Estate Pro. If visitors come to assess your firm rather than browse properties, you need a professional services structure with properties as supporting proof. Estate Pro’s listing architecture would be unused overhead.

Do you offer customisation on top of these themes?

Yes. All four are fully drag and drop for standard changes. Custom modules, new CRM properties, third-party integrations, and data sync are development work that we scope separately.
